What's included in a Verdella home price?

Shell, Semi-Finished or Turn-Key: every item each tier includes ex-works, and the four things every buyer arranges.

Rendering of the Verdella MH-2200 home

Verdella prices are ex-works. Ex-works means the price covers the house as it leaves our factory in Europe, plus full architectural and structural engineering drawings stamped by a licensed engineer. Transport, customs, foundation, site assembly, utility connections and the land are arranged by you, the buyer. This page lists exactly what each tier includes, so you can compare a Verdella quote line by line with any other.

What does "ex-works" mean for a home?

Ex-works (often written EXW) is a delivery term. It means the price covers the goods at the seller's door, and the buyer takes over from there. For a Verdella home, the seller's door is the factory gate. Everything that happens to the house before it leaves the factory is in the price: the structure, the envelope and, on higher tiers, the finished interior. Everything after the gate is arranged by the buyer: the truck, customs, the crane, the foundation and the hookups. We say it this way so nothing in the price is vague. A price that quietly leaves out transport or assembly makes two quotes impossible to compare.

The three Verdella tiers at a glance

Verdella homes come in three delivery tiers. Each tier includes everything in the one before it.

Tier

What's included ex-works

What remains for you

Shell

A structurally complete, factory-built frame: walls, floors and roof cassettes with all membranes applied in the factory

Exterior envelope, interior and utility connections, by your contractor

Semi-Finished

Shell, plus the full exterior (triple-glazed windows, doors, facade cladding, standing-seam metal roof, flashings), insulation, MEP rough-in, internal linings or finishes as designed, wet-area waterproofing and floor substrate

Finishing trades and utility connections

Turn-Key / Move-in Ready

A fully finished home delivered from the factory

Foundation, site assembly and utility connections

What the Turn-Key tier includes

The Turn-Key tier is a Verdella home finished inside to a liveable standard before it leaves the factory. It includes everything in the Semi-Finished tier, plus:

  • All flooring
  • Kitchen
  • Bathrooms and tiles
  • Interior doors
  • Paint
  • All fixtures and fittings

Underfloor heating and a sauna are available as options. Because the interior is finished in the factory, the work left on site is the foundation, assembly and connecting the home to mains services. That is why we always say "turnkey" together with "ex-works": the home is finished, and the site work is still yours to arrange.

What every tier includes: plans and factory checks

Every Verdella tier, including the Shell, comes with full architectural and structural engineering drawings stamped by a licensed engineer. You or your builder use these drawings to apply for a permit with your local authority.

Every tier also goes through the same factory quality checks. Before any panel ships, the factory runs a panel-by-panel structural review, an MEP (mechanical, electrical and plumbing) pressure test, a waterproofing hydraulic test and an airtightness tape inspection, and signs off a photographic punch list.

What you arrange as the buyer, on every tier

Four things are always the buyer's responsibility, whichever tier you choose:

Item

Who usually does it

What to ask for in the quote

Transport, customs and delivery

A haulier or freight forwarder

Is crane unloading included? Who handles the customs paperwork?

Foundation (a slab or helical piles)

A local contractor

Is it built to the Verdella drawings?

Site assembly and crane

An assembly team. In Europe, Verdella can recommend one; their work is priced separately and agreed with you

How many days on site, and is the crane included?

Utility connections to mains (electric, water, sewer)

Your utilities and a licensed installer

Who books the connection dates?

Specifications are our baseline standard. They are adjusted and confirmed for each project's location, climate zone and design.

Comparing quotes: five questions for any builder

A low headline price can hide the most expensive parts of a project. Before you compare any two factory-built homes, ask each seller these five questions:

  1. Is transport to my site included?
  2. Is assembly on site, including the crane, included?
  3. Is the foundation included?
  4. Are stamped architectural and engineering drawings included?
  5. Which interior finishes are included: flooring, kitchen, bathrooms, doors, paint?

Write the answers side by side. Anything a seller leaves out is a cost you will pay to someone else.
